This position provides extensive analysis and business modeling support on strategic initiatives for the real estate and business development team by analyzing and modeling real estate business decisions, such as new store development, relocations, remodels, and closures. Gathers and updates competitive intelligence, models competitive intrusion and its impact on the existing store portfolio and creates strategic market distribution plans in new and existing markets based on demographic, psychographic, and other market research. Develops analytics and tools for research and market analysis projects. The Real Estate Analyst supports the company goals by focusing on personal accountability, customer service and work efficiency.


 Ensures availability consistent with business hours and needs and arrives for each scheduled shift.

 Creates financial business models for new store development opportunities within the business unit.

 Collaborates with the Real Estate and Operations teams to create robust Market Distribution plans aimed at maintaining and or growing the company’s market leadership and brand identity.

 Develops accurate initial sales projections for development of remodeled/new/relocated stores to create multi-year pro-formas, engage in investment and ROI analysis, and procure investment approval package.

 Present analysis and investment approval package to the executive leadership team.

 Researches for potential site acquisition opportunities, including, but not limited to: ownership, legal records, zoning, traffic information, permitting regulations, competition intrusion, comparable sales; collaborates with land owners, real estate brokers and developers, as well as city, county and state officials to obtain information about a potential or existing site.

 Actively researches and monitors the growth plans of competitors; maintains a database listing and mapping of those growth plans, both confirmed and/or rumored.

 Partner with third party analytics and technology resources, to ensure their tools and support are delivered as promised, and the technology provided meets strategic needs.

 Assists in the preparation of PowerPoint presentations, to justify new to industry (NTI) and raze & rebuild opportunities, utilizing template developed by Circle K, and in cooperation with operations and facilities department partners.

 Performs other job-related duties as required.


 Degree in Real Estate, Business, Finance, or related field with 3 to 5 years’ experience in commercial real estate analysis.

 Knowledge of c-store, gasoline, or quick service restaurant approach to multi-unit development and acquisitions preferred.

 Strong knowledge of Microsoft Windows operating system & a proficiency in Microsoft Excel & PowerPoint.

 Strong knowledge of income statements, GIS/desktop mapping packages, SharePoint, and Google Earth desired.

 Ability to effectively analyze and evaluate information to make decisions, solve problems and achieve goals.

 Strong communication skills to read, listen, understand and communicate information and ideas in a clear and understandable manner, both orally and in writing.

 Ability to process information including gathering, assessing, organizing, auditing and verifying data.

 Working Conditions: Normal office environment with little or no exposure to adverse working conditions. Work may occasionally include long hours, week-ends, and holidays.

 Ability to remain in a stationary position for long periods of time & operate computer keyboard for data entry.

 Ability to position self to maintain work space and files including under the desk.

 Ability to move up to 35 pounds.

 Ability to communicate to associates, attorneys, landlords and other external customers in a manner consistent with business needs. Must be able to exchange accurate information in these situations.

 Ability to observe computer screen accurately for data entry.

 Ability to use fax machines and copiers.

 Ability to exchange information for support for telephone communications. Must be able to exchange accurate information in these situations.

 Ability to work under tight deadlines, interruptions, and stressful situations.

 Ability to travel up to 20% of the time.
